Most property damage does not happen overnight. A rust spot on a roof, a hairline crack in an exterior wall, a lifted edge on a floor, these things start small and stay cheap to fix for a while. The expensive part usually happens when they get ignored.

A rusted patch on an IBR roof that could be treated with a rust buster and rubber paint today will, if left, eventually eat through the sheet and force a full section replacement. A loose fixing that could be tightened in minutes can, over a season of wind and rain, allow enough water in to damage the ceiling below. Having a roof, exterior walls, decking or flooring checked periodically costs very little compared to an emergency repair after a leak has already damaged a ceiling or a rotted timber deck has become unsafe to walk on. Catching an issue while it is still small is almost always the more affordable path.

What is actually worth checking

Roofing for rust, lifted sheeting or damaged flashing; exterior walls for cracking or peeling paint that lets moisture in; decking for movement or damage at the substructure; flooring for lifting or water damage at the edges. None of these need a major job to fix if they are caught early.
