When a roof starts leaking or showing rust, the instinct is often to assume the whole thing needs replacing. In a lot of cases that is not true, and the more affordable option of treating and waterproofing the existing roof is enough.
When treatment and waterproofing is enough
If the roof sheets themselves are still structurally sound and the problem is surface rust, failed seals, or a section of flashing, treating the roof is usually the right call. For rusted IBR sheeting, this means applying a rust buster to stop the corrosion, followed by a rubber paint coating that seals and protects the surface. This restores the roof’s water resistance without the cost and disruption of stripping it off.
When a new roof makes more sense
A full replacement becomes the better option when the sheets themselves have rusted through, when the structure has sagged or shifted, or when the roof has been patched repeatedly over the years and is past the point where treatment will hold. In some cases, a new roof can be installed directly over the old one where the structure allows, which saves on the cost and mess of stripping and disposing of the old sheeting.
How the decision actually gets made
The honest answer is that it depends on what is actually happening on your specific roof, and that can only be judged properly by someone standing on it.
