Signs Your Roof Needs Repair Before the Rainy Season

Small roof problems turn into big ones once the rain starts. Here are the warning signs worth checking before the season turns.

A roof rarely fails all at once. It usually gives warning signs weeks or months before a leak actually appears inside the house, and those signs are much cheaper to deal with before the rain arrives than during a downpour.

Rust spots on IBR sheeting

Rust starts small, usually along screw fixings or in low spots where water sits after rain. Left alone, it spreads and eventually eats through the sheet itself. Caught early, a rusted roof can often be treated with a rust buster and rubber paint rather than replaced outright, which is a lot less disruptive and less expensive.

Lifted or loose sheeting

Wind over a South African winter can work screws loose without anyone noticing from the ground. A sheet that has lifted even slightly is an entry point for water once the rain comes in at an angle, and it is worth having someone check the fixings before the season changes.

Water stains on the ceiling

By the time a stain shows up inside, the leak has usually been there for a while. It does not always mean a full re-roof is needed; sometimes it is a single failed seal or a section of flashing that has come away. Either way, it is worth having it looked at rather than just repainting the ceiling and hoping.

Sagging or uneven roof lines

A roofline that has started to dip, even slightly, usually points to a structural issue rather than a surface one. This is the kind of thing that is much better to catch in the dry season than to discover mid-storm.

The only way to know what a roof actually needs is to have someone measure and inspect it on site.
